Inspired by the classic homes of the Hudson River Valley, 6300 Pool Road transports you to Hyde Park, New York via this Larry E. Boerder Architectural masterpiece. This sophisticated, elegant estate home combines a pleasing balance of symmetry and proportions, perfected through engineering, quality materials and attention to detail. Landscape architect Bruce Berger of Armstrong Berger positioned the home at the apex of Mockingbird Hill within a magnificent 5.71 acre arboretum featuring unobstructed views of the pond.

Designed with entertaining in mind, the home welcomes guests from one of two drives, where the home reveals itself by degrees through a mixture of mature pine, oak, magnolia, and maple trees. On the uphill approach guests pass a great lawn of trimmed coastal hay housing a sheltered and landscaped 6-hive bee apiary farm. The home features an estate pea gravel walkway for guests to traverse on their way to a magnificent pedimented portico entryway made of hand cut and polished quarried grey limestone. Looking back from the 5-bay wide double Palladian-hyphened home, nature surrounds, shields and protects while city life, traffic and noise melt away.

Inside, every room of the home reveals a breathtaking view of the grounds. Two beautifully appointed rooms flank the grand stair hall: a generously sized yet cozy library bar on one side and a formal dining room on the other. The soaring two-story mahogany stair hall with it’s London hotel inspired 6 foot by 8 foot oval skylight embodies elegance and welcomes guests with warmth from the first of the home's 6 carved stone fireplaces. A wall of double arched French doors provide the great room with an overview of the grounds, including a nearby pond where homeowner and guests can partake in an afternoon of fishing.

The English country house estate inspired chef’s kitchen features a huge Carrera marble topped mahogany island, major appliances, and a walk-in dry pantry is open to the light-drenched orangery accommodating seating for 10 with marble fireplace and floor to ceiling windows overlooking both the pond and perennial gardens. A quarter-sawn white oak butler’s china pantry with large linen closet, second dishwasher, sink, and wine refrigerator provides everything needed for large-scale/high-end entertaining.

Painted deep-grooved pine paneling reclaimed from the farmhouse that originally stood on the property line the walls of the mudroom. Marble flagstone floors, quarter-sawn white oak lined boot rack, benches and shelving sitting beneath a Ralph Lauren seagrass ceiling complete the elegant, yet functional, space. Homeowners or staff can ring to each of the bedrooms via the custom designed bell board fitted with sweet sounding English bells made by the same craftsman who created the famous bell board for the PBS show, Downton Abbey.

Our primary suite is light and bright with a reading room, a fireplace, a wall of built-ins and a gallery leading to a spa-like bath with custom designed marble
flooring, oversized shower, feature tub and his hers custom closets with
wardrobe storage, shelving and drawers.

Upstairs, the media room is perfect for gaming, movies, toys or entertaining and it opens to a grand palatial balcony from which you can oversee the entire Bruce Berger designed landscape. Here watch the sun set over the water, go star gazing, keep an eye out for regional wildlife or simply listen to the breeze rustle through the trees.

Designed by famed local architect Larry Boerder there has been no detail overlooked in this impressive retreat. An elevator shaft is waiting for the latest in elevator technology to be installed when the time is right for the new owners. Utility room with separate office and media closet keeps dirty work in one place. Over 2,500 unfinished sq feet of attic space has 10’ ceilings, is wired for plumbing and electric with plans for bunk room and bath, gameroom and additional storage. 6 garage bays accommodate parking for multiple drivers and toys. Yoga studio/guest quarters over garage are simply awaiting finish out. Property allows parking for large entertaining events with multiple motor courts, shaded parking pads, and drives.

An engineers dream with an engineered slab on apron foundation, ¾” thick stone and wide oak flooring, 6 inch walls, foam insulation, electric shades, wiring throughout, metal clad exterior wood interior windows, custom cut stone exterior cornice, window surrounds and moldings, elevated lot with retaining walls and drainage systems, well system and Uponor sprinkler system.

Colleyville is minutes from DFW airport, easy access to Dallas, Ft. Worth or
the Arlington sports and entertainment areas. A perfect choice for executives and frequent travelers and those in need of airport access for travel. This home sits in a “sweet spot” within DFW. Excellent commute time to all of DFW, minutes, from the airport yet in a quiet zone (runways run more north-southerly than east-westerly). An impressive peaceful retreat with the feel of a proper country house. Grapevine/Colleyville public schools are outstanding and multiple private and charter schools are within a 15 minute commute.

About Our architect, Larry E. Boerder Architects
Larry Boerder’s love is for classical design. He is well known for creating perfectly proportioned and detailed spaces that feel just right when inside them. Larry’s inspiration for 6300 Pool Road was the Villa Rotunda, Renaissance architect Andrea Palladio’s most famous building set on a hilltop overlooking fields and woodlands in Vicenza, Italy. 6300 Pool Road possess the only one-story Villa Rotunda-inspired approach in Larry’s impressive and large repertoire. His insistence on repeated symmetry is evident in the front and rear elevations and throughout the interior spaces. He designed luxuriously deep porches to cool the air about the house, and to provide lively entertaining spaces from which to enjoy the surrounding landscape.

Landscape architect, Bruce Berger says of the Pool Road design "The garden is based on a traditional English country estate. There is a sense of procession and progression that feels natural on this property. We created intimacy well before the front door and set the tone for what the rest of the garden would deliver and the effect is calming and visually appealing. Using various materials that included stone, trees and specimen shrubs brought scale and texture and cohesiveness to the property. The series of outdoor rooms and gardens encourage you to use the whole property and slow down and enjoy the respite.
